Nestled in the Berkeley Hills next to Codornices Park and the Berkeley Rose Garden, the Berkeley Rose Walk is one of the East Bay’s most enchanting and celebrated pedestrian pathways. The Walk was designed by Bernard Maybeck and completed in 1913 with donations from neighbors in the surrounding community. Deeded to the City in 1924, it was later designated a Work of Civic Art in 1959, and in 1975, a Berkeley Landmark.
Shortly after Berkeley’s 1923 fire, the property alongside of the Walk was purchased by Mrs. Florence Dickens Gray and her husband Dr. B. Frank Gray. The Grays commissioned architect Henry Higby Gutterson to create an integrated community of houses, duplexes, and cottages on the lots bordering the pedestrian walkway. The development, a monument to gracious community living, was completed in 1936. In 1991 the residential buildings were designated a Berkeley Landmark as an amendment of the original designation of the Walk only.
Along the northern border of the Berkeley Rose Walk now sits a nine-unit residential income property designed by Mr. Gutterson. Landscaped gardens beautifully frame the units, which are a combination of four two story duplexes and a cottage. The noteworthy buildings are a wonderful mixture of vertical redwood boards or shingles and rosy unpainted stucco. The duplexes feature flat tile roofs used by Julia Morgan and other architects of the time.
Codornices Road wraps around the northern side of the property and provides access to garages and storage areas, which are located underneath the duplexes and cottage. The eight duplex units range in size from 1,040 to 1,269 square feet. The stand-alone cottage is just over 600 square feet.
